    The Context

    A refined collection of modern Mediterranean villas where clean massing, efficient planning, and rooftop leisure spaces shape a calm and elevated living experience

    This project is a collection of 2-bedroom villas shaped by a modern Mediterranean architectural language, where clean massing, balanced proportions, and a calm yet confident presence define the overall design. The light-toned facade is softened by gentle curves and generous openings, allowing natural light to move freely through the spaces while creating a seamless transition between interior and exterior. Despite the compact planning, the layout remains highly efficient, ensuring that each unit retains its own green area as part of the living experience.

    The arrival sequence is designed to feel direct yet visually memorable. Entry into the villa leads immediately toward the first bedroom, before opening into the pool area, where a shallow pool and an arched overhead feature create a relaxed sitting zone. This composition gives the villa a strong sense of identity, proving that a compact layout can still deliver a rich spatial experience.



    A key feature of the project is the rooftop, which becomes more than just an additional level. Alongside the jacuzzi, it includes a sitting area and sauna that enrich the layering of the villa and extend the experience of leisure. To maintain privacy between adjacent units, Heliconia was introduced as a natural barrier around the outdoor jacuzzi. Its fast growth and dense foliage provide an elegant and effective solution for screening.

    The material palette is intentionally restrained, with minimal stone application to preserve a sense of lightness, cleanliness, and elegance. Aluminum doors with a refined finish and marble worktops strengthen the villa’s modern character while introducing a polished sense of luxury.

    From a project perspective, the client had already established the design together with their architect, while our involvement centered on technical consultation and site-based adjustments. Because each villa carried different additional requests, the coordination process required careful precision to ensure that every change could be integrated smoothly.

    A major finding emerged during the topographic review, when an error in the plot division from the main land certificate was identified—an issue that had not previously been recognized by the owner. This was then resolved through an addendum to the land lease agreement between the client and landowner, resulting in a clearer and safer arrangement for all parties.

    The project also started from a situation where budget calculations were still being closely considered, leading us to begin with cut-and-fill works under a phased timeline that allowed marketing to continue simultaneously. Given the site’s location beside a resort, the construction process required triple-layer protection and strict working-hour limitations without overtime, adding another level of complexity to the execution.
