The Context
Built through close collaboration with the developer, this project balances elegant design, complex site conditions, and a clear commercial direction.
This project is a complex of 5 unit-villas designed as a two-bedroom villa featuring a private rooftop, jacuzzi, sauna, pool area, and integrated green space. Following the progress of the first phase, the developer decided to continue with a second phase consisting of five additional villas, reflecting the project’s strong development potential and the confidence built throughout the process.
The project carries a modern Mediterranean architectural language, expressed through clean massing, balanced proportions, soft curves, and a bright façade palette. Large openings are introduced to maximise natural light, while the transition between indoor and outdoor spaces is designed to feel seamless and fluid. The overall character is calm, refined, and visually strong without feeling excessive.
One of the key strengths of the design is its efficient spatial planning. The layout avoids unnecessary wasted space while still allowing each villa to maintain its own sense of openness and privacy. Even within a compact development, every unit is given a green area, ensuring that landscape remains part of the living experience.
Upon entering the villa, the circulation leads directly toward the first bedroom before opening into the pool area. The shallow pool becomes a central visual feature, framed by an architectural arch that also functions as a relaxed seating area. This creates a compact but memorable arrival sequence, where the villa’s Mediterranean character is immediately introduced through form, light, and proportion.
The rooftop is one of the defining elements of this project. More than just an additional outdoor space, it is designed as an elevated lifestyle area with a jacuzzi, seating area, and sauna. To maintain privacy between the neighbouring villa units, Heliconia plants are used as a natural screen around the outdoor jacuzzi area. Their fast-growing nature makes them an effective landscape solution for privacy while still keeping the rooftop atmosphere soft and tropical.
Material selection throughout the project is intentionally controlled. Stone is used selectively rather than excessively, allowing the villas to feel light, clean, and elegant. Refined aluminium doors and marble worktops add a polished modern touch, strengthening the overall sense of luxury while keeping the design understated.
The client had already developed the initial design together with their architect, while our involvement focused on technical review, site coordination, and field adjustments. Since each unit had different additional requests, the construction coordination became more complex and required careful management to maintain consistency across the development.
During the topographic assessment, our team identified an issue in the land plot division from the main certificate, which had previously been unknown to the owner. This finding was followed up by the client and landowner through an addendum to the land lease agreement. The process was resolved properly, resulting in a clearer and safer agreement for all parties involved.
The project also began while the client was still reviewing the overall budget. To support the development timeline, work started with cut-and-fill while allowing the marketing process to continue in parallel. Because the site is located next to an existing resort, the construction phase required three layers of site protection, limited working hours, and no overtime. These conditions demanded a more disciplined construction strategy and careful coordination on site.
This project brings together modern Mediterranean architecture, efficient villa planning, and thoughtful construction execution. With its bright façade, soft arch details, rooftop jacuzzi, sauna, and integrated landscape privacy, the project offers a refined tropical living experience designed for the lifestyle and atmosphere of Bingin, Bali.
